Real estate Two licences

Usually their job

the search

Usually someone else's

the financing

Both of them, mine.

I'm a licensed real estate Sales Representative with Save Max Pinnacle as well as a Mortgage Agent. One person runs your search and your financing, so your offers rest on numbers that already exist and nothing is lost in the handoff.

Skip past the journey

02 How a deal runs

Two lanes. One line.

Every purchase runs on two tracks at once: the search and the financing. Usually that's two people, and the deal leaks at every handoff between them. With me, both tracks are one line from the first step.

  1. 01 · Pre-approval

    Budget first

We start with a written pre-approval, so the number you shop with is one a lender has actually agreed to.

Usually: an agent estimates your budget from a conversation, and you chase a lender on your own time.

  2. 02 · Search

    Search & tour

I shortlist against your must-haves and that budget, so every home you walk through is one you can finance.

Usually: the pre-approval lands after you've already fallen for a house.

  3. 03 · Offer

    Offer & negotiate

Your offer is built on financing that already exists, so we can move quickly and hold our position when it matters.

Usually: conditions get written around financing nobody has confirmed.

  4. 04 · Conditions

    Conditions cleared

Appraisal, lender conditions and paperwork are chased by the same person who wrote the offer.

Usually: every condition is relayed between two offices.

  5. 05 · Closing

    Close & move in

Funds, keys and registration land together, and I'm still your contact at renewal years later.

Usually: two contacts, and neither is accountable for the other's half.

Four handoffs, gone.

The same house and the same deal, with one person accountable from the first viewing to the closing table.

For investors

Investment property

  • Rentals and multi-unit purchases
  • Rental income worked into the financing from the start
  • The numbers settled before you write anything

04 Out in the open

How I handle the two roles.

  1. 01

    Told to you first

You'll know I'm acting on both sides of your purchase, the home and the mortgage, at our first real conversation and in writing.

  2. 02

    How I'm paid, plainly

I'll tell you how I'm paid on each side before you sign anything, so there's nothing to work out for yourself.
